In Lakewood Ranch, Is the Builder's Discount Your Real Competition?

October 22, 2026

On Vicenza Court in Esplanade at Azario sits a finished three-bedroom, three-and-a-half-bath Farnese plan of 2,152 square feet. Taylor Morrison's listing shows it at $649,584, crossed down from $780,584, under a "Save $131,000" label. On the same street, at 3204 Vicenza Court, a Lazio plan shows $724,609, down from $819,609. Both carry the builder's "Ready Now" tag.

Those markdowns are only part of the offer. In October 2026 the same builder is advertising mortgage rates through its own lender that a resale seller across the street cannot offer in the same form. That is why a Lakewood Ranch resale home this fall is really priced against a financing package with an end date, and why it matters a great deal when the current owner bought.

The October terms come with conditions and a calendar

Taylor Morrison's Sarasota-area offer page lists three headline promotions. Each one depends on dates and on which lender and closing agent the buyer uses.

  • A 4.25% starting rate, 6.32% APR, on an FHA 5/1 adjustable-rate mortgage. This applies to contracts signed from October 1 through October 31, 2026, on select quick move-in homes that close on or before November 13, 2026.
  • A 5.49% fixed rate, 5.60% APR, on a conventional 30-year loan. It has the same October contract window and the same November 13 closing deadline on quick move-in homes, with the seller paying up to $6,000 toward a temporary buydown, closing costs, up to one year of HOA dues, prepaids or points. On to-be-built homes, the same 5.49% rate stretches to closings through June 30, 2027, and the page describes a 9-month rate lock.
  • Up to 5% off base price for all-cash buyers on contracts signed from October 1 through October 31, 2026. It is "not valid with any other advertised promotions."

To get either promotional rate, the buyer has to pre-apply with Taylor Morrison Home Funding before making an offer, finance through that affiliated lender, and use the closing agent the seller picks. The terms say a buyer isn't required to use either one to buy the home. A buyer who doesn't use both, though, doesn't get the rate.

This post goes live on a Thursday, October 29. As advertised, the October contract window closes that Saturday, October 31, and the terms say the seller can change the promotion or its dates at any time before a contract is signed.

What the 4.25% figure covers, and when it ends

The 4.25% rate runs for the first 60 months. After that, the fine print says the rate can adjust every twelve months, based on the 30-Day Average Treasury Rate index plus a 2.00% margin. The first adjustment is capped at 1%, each later annual change is capped at 1%, and the lifetime cap is 5%, which puts the maximum possible rate at 9.25%. The advertised APR assumes a $400,000 purchase with 3.5% down and FHA loan limits, and the loan has to be owner-occupied.

So the payment a buyer compares against a resale home is the payment for years one through five. The contract terms decide the rest. That is general information about published loan terms, not financial or legal advice. Anyone weighing a builder-financed purchase should confirm the details for their own situation with a licensed lender and a real estate attorney.

Other builders are cutting prices too

Taylor Morrison isn't the only builder doing this. On its quick move-in page, Neal Communities shows "recently updated" prices in Palm Grove, including one home cut from $571,990 to $548,990 and another from $849,990 to $819,990. In Windward, Neal's listed cuts include $453,990 to $428,990, $606,990 to $576,990, $702,990 to $673,990, and $864,990 to $824,990. Those reductions run about $23,000 to $40,000, at both entry and upper price points.

The national builders say they expect this to continue. Lennar reported incentives of 12.0% on its average sales price for its third quarter of 2026 and called affordability the defining constraint. D.R. Horton's fiscal third-quarter release said it expected incentives to stay elevated through the next quarter. Both figures are company-wide, not specific to Lakewood Ranch, but they show the playbook local sales offices are using.

This is happening while Lakewood Ranch sells well. The community reported 1,035 new-home sales at the 2026 midyear mark, ahead of its own forecast, and placed No. 2 nationally in RCLCO's midyear ranking. The Lakewood Ranch release says sales above $1 million strengthened, while the entry-level market "remained more cautious despite available options in the high $200s." It also notes that eight villages are moving through sell-out, with new Sarasota County villages getting ready to open in 2027. Strong sales and visible discounting can go together. Builders that need to keep moving through a pipeline of villages can shift their margins into incentives. Individual homeowners can't do that in the same way.

The resale market is getting firmer, not softer

Countywide resale data doesn't look like a market under pressure. In September 2026, Manatee County single-family sellers received a median 95.7% of original list price, up from 93.3% a year earlier. The county logged 741 new listings and 2,610 active listings, and the median home went under contract in 53 days. Sarasota County single-family sellers received 94.3% of original list price that month, up from 92.2%. For the third quarter of 2026, the REALTOR® Association of Sarasota and Manatee reported Manatee's single-family median at $490,000, up 3.2%, with months of supply down from 4.2 to 3.9.

RASM also reported that new single-family pending sales in Manatee fell 3.6% in September, to 559. Resale sellers are getting closer to their asking prices, but fewer new contracts are being written.

Speaking to the Bradenton Herald about the July market, RASM president David Crawford said sellers were "being more realistic about the value of their properties" and were seeing better closing ratios and faster sales in return. Under these conditions, getting 95.7% of list depends on setting the list price realistically from the start. That matters most when the comparison is a new home with a "Save $131,000" label.

The purchase year is what separates the results

Lakewood Ranch resales recorded in a single September week show the pattern. Your Observer's roundup of top sales for Sept. 14–18 lists six resales in Lakehouse Cove at Waterside, Preserve at Panther Ridge and Country Club East, each alongside the home's earlier sale price. Grouped by when each home last sold, they look like this:

Last sold Homes September 2026 result
2017 or 2019 2 Both closed well above the earlier price
2022 or 2025 4 Three closed below the earlier price, one above

All three homes that closed lower were built between 2003 and 2018, in villages that are already established.

This is one week of selected sales, not a village-level index. Still, it shows how the builder discount affects resale in practice. An owner who bought in 2017 can price below a builder's marked-down home and still come out well ahead. Someone who paid 2022 or 2025 prices has much less room, because the buyer touring that home can also tour a newer house with financing promotions attached.

Questions buyers and sellers ask about this

Does the cash discount stack with the "Save" price on a quick move-in home? Taylor Morrison's cash-buyer terms say the offer is not valid with other advertised promotions, unless the buyer's purchase agreement says otherwise. The incentive addendum at contract is the document that decides it.

Can a resale seller match a builder's rate? A resale seller can't offer an affiliated lender's rate pool. Taylor Morrison's terms describe a rate locked in for "a pool of funds" through its own lender, which is available until the funds run out or the rate expires. Resale sellers compete on what they control, which is price, condition, timing and the mature trees and finished streets of an established village.

Is the October offer still available? As published, the contract window runs through October 31, 2026, and the quick move-in closing deadline is November 13, 2026. The builder can change or end the promotion before a contract is signed.
